The one-acre site is located on the Huron River and is roughly 15 minutes from downtown Ann Arbor. The original saltbox cape-cod house, built in 1959, was situated on the bluff overlooking the river and a new house could not have placed at that location under the current ordinance. We proposed a major addition/renovation, doubling the size of the existing, with half of the original house being demolished.

The design concept: capture the tranquil setting of the river/site and create a warm modern expression through form, structure and texture. The main floor (public space; entertaining) structure is a post/beam grid of laminated (clear-coated) columns and beams that extend to the site. Between the post/beam grid is floor to ceiling windows/sliding doors with awning transoms windows for natural ventilation. The windows/doors are dark stained douglas fir frames with low-e glass. The entire main floor has radiant in-floor heating and all the concrete floors are ground and sealed. The original masonry fireplace is completely clad in tongue/groove clear (knotless) cedar siding. The entire second floor addition (private spaces; all bedrooms/baths) was raised two feet in height above the existing second floor to provide a taller main floor. The angled roof allows for the entire southeast exterior wall to have floor to ceiling windows looking out toward the river including the master bathroom. The exterior is painted James Hardie cement-fiberboard ‘artisan’ siding (thicker than standard hardieplank siding to show shadow) and shipped to Michigan from Georgia. Ipe hardwood is used for all exterior decks (sustainably harvested) including the bridge over the new lower floor access to the river.
